Rental deposits in a nutshell<\/span><\/span><\/b><\/p>\n<p class=\"p1\"><span style=\"font-family: Poppins\"><span style=\"font-size: 18px\">A rental deposit tends to be equivalent to one month\u2019s rent, but this can vary depending on your <\/span><a href=\"https:\/\/www.citizensadvice.org.uk\/housing\/renting-a-home\/tenancy-agreements\/\" rel=\"nofollow\"><span class=\"s1\" style=\"font-size: 18px\">tenancy agreement<\/span><\/a><span style=\"font-size: 18px\">. Once you\u2019ve handed your deposit over to your landlord, it\u2019s still your money. It\u2019s our aim to provide you with all the information you need to rest assured it\u2019s protected, and to get it back when you\u2019re entitled to it.<\/span><span class=\"Apple-converted-space\" style=\"font-size: 18px\">\u00a0<\/span><\/span><span style=\"font-family: Poppins\">\u00a0<\/span><\/p>\n<p class=\"p1\"><span style=\"font-family: Poppins\"><span style=\"font-size: 18px\">In a nutshell, as an assured shorthold tenant, your landlord has <\/span><b><span style=\"font-size: 18px\">30 days<\/span><\/b><span style=\"font-size: 18px\"> from your date of payment to ensure your deposit is protected and to provide you with information about the scheme they\u2019ve used. When it\u2019s time for you leave the property, your landlord must agree with you how much of the deposit you are to get back (depending, for example, on any outstanding damages, bills etc.), and return the agreed amount within <\/span><b><span style=\"font-size: 18px\">10 days<\/span><\/b><span style=\"font-size: 18px\">.<\/span><span class=\"Apple-converted-space\" style=\"font-size: 18px\">\u00a0<\/span><\/span><span style=\"font-family: Poppins\">\u00a0<\/span><\/p>\n<p class=\"p1\"><span style=\"font-family: Poppins\"><span style=\"font-size: 18px\">In the event of any disputes surrounding the deposit, the tenancy deposit protection scheme will hold your deposit until the dispute is resolved.<\/span><\/span><span style=\"font-family: Poppins\">\u00a0<\/span><\/p>\n<p class=\"p7\"><b><span style=\"font-family: Poppins\"><span style=\"font-size: 18px\">2. How to ensure you\u2019re owed your full deposit<\/span><\/span><\/b><\/p>\n<p class=\"p6\"><span style=\"font-family: Poppins\"><span style=\"font-size: 18px\">If, at the end of your tenancy, you have met the terms of your tenancy agreement, there are no outstanding damages to the property and you have paid all due rent and bills, you are entitled to your full deposit within 10 days of agreeing it with your landlord.<\/span><span class=\"Apple-converted-space\" style=\"font-size: 18px\">\u00a0<\/span><\/span><b><\/b><\/p>\n<p class=\"p1\"><span style=\"font-family: Poppins\"><span style=\"font-size: 18px\">Here are some tips for ensuring you\u2019re entitled to the full amount.<\/span><\/span><span style=\"font-size: 18px\">\u00a0<\/span><\/p>\n<ul class=\"ul1\">\n<li style=\"list-style-type: none\">\n<ul class=\"ul1\">\n<li class=\"li4\"><span style=\"font-family: Poppins\"><b><span style=\"font-size: 18px\">Pay attention when you fill in the inventory.<\/span><\/b><span style=\"font-size: 18px\"> It\u2019s up to you to ensure that any wear and tear already existing on the property when you move in is recorded and signed off by the landlord as soon as possible.<\/span><\/span><\/li>\n<\/ul>\n<\/li>\n<\/ul>\n<p class=\"p1\"><span style=\"font-family: Poppins\"><span style=\"font-size: 18px\">It\u2019s easy to skim over inventories; they can be long and tedious, and amidst the excitement of moving in somewhere you can\u2019t always be arsed to crawl round every nook and cranny with a fine toothcomb.<\/span><span class=\"Apple-converted-space\" style=\"font-size: 18px\">\u00a0 <\/span><span style=\"font-size: 18px\">When the time comes, though, you\u2019ll be glad you did.<\/span><\/span><\/p>\n<ul class=\"ul1\">\n<li style=\"list-style-type: none\">\n<ul class=\"ul1\">\n<li class=\"li4\"><span style=\"font-family: Poppins\"><b><span style=\"font-size: 18px\">Photograph stuff. <\/span><\/b><span style=\"font-size: 18px\">Even alongside the inventory, if there\u2019s anything you think your landlord could try and use against you when you leave \u2013 Blu Tack marks, carpet stains, the likes \u2013 it\u2019s always good to take some back-up snaps. These can be used as evidence if you ever need to raise a dispute with your TDP scheme, which we talk more about below.<\/span><\/span><\/li>\n<\/ul>\n<\/li>\n<\/ul>\n<ul class=\"ul1\">\n<li style=\"list-style-type: none\">\n<ul class=\"ul1\">\n<li class=\"li4\"><span style=\"font-family: Poppins\"><b><span style=\"font-size: 18px\">Speaking of Blu Tack marks\u2026 <\/span><\/b><span style=\"font-size: 18px\">Be careful with what you\u2019re sticking on the walls. A couple of these oily spots and you could be billed for repainting a whole wall. It\u2019s fair enough to want to brighten a place up with pictures and hangings, but search around for a damage-free adhesive first.<\/span><\/span><\/li>\n<\/ul>\n<\/li>\n<\/ul>\n<ul class=\"ul1\">\n<li style=\"list-style-type: none\">\n<ul class=\"ul1\">\n<li class=\"li4\"><span style=\"font-family: Poppins\"><b><span style=\"font-size: 18px\">Read your contract. Properly. <\/span><\/b><span style=\"font-size: 18px\">No one reads the T&amp;Cs for anything, ever, and look what happens: PornHub sells your browsing information to every third party and its dog, and now they\u2019re all laughing at you because they know you\u2019re into weird sh*t with vegetables.<\/span><span class=\"Apple-converted-space\" style=\"font-size: 18px\">\u00a0<\/span><\/span><\/li>\n<\/ul>\n<\/li>\n<\/ul>\n<p class=\"p1\"><span style=\"font-family: Poppins\"><span style=\"font-size: 18px\">Failing to read your rental contract is not the same. At all. But still do it. There may well be clauses regarding the state in which you\u2019re to leave the property \u2013 spick and span windows, for example, or maybe even professionally cleaned \u2013 that you don\u2019t want to overlook.<\/span><span class=\"Apple-converted-space\" style=\"font-size: 18px\">\u00a0<\/span><\/span><\/p>\n<ul class=\"ul1\">\n<li style=\"list-style-type: none\">\n<ul class=\"ul1\">\n<li class=\"li4\"><span style=\"font-family: Poppins\"><b><span style=\"font-size: 18px\">Be clean. <\/span><\/b><span style=\"font-size: 18px\">Because, like, duh. We\u2019re stating the blindingly obvious, we know, but clean throughout your tenancy so that you don\u2019t have to tackle a year or more\u2019s worth of grime at the end.
