{"id":3461,"date":"2019-09-09T14:31:39","date_gmt":"2019-09-09T14:31:39","guid":{"rendered":"\/flatmate-HQ\/?p=3461"},"modified":"2019-09-09T14:31:40","modified_gmt":"2019-09-09T14:31:40","slug":"tenant-fees-act-pet-rent","status":"publish","type":"post","link":"\/flatmate-HQ\/tenant-fees-act-pet-rent\/","title":{"rendered":"Tenant Fees Act 2019: Landlords now charging &#8216;pet rent&#8217; to recoup losses"},"content":{"rendered":"\n<p>Landlords are charging &#8216;pet rent&#8217;, running into hundreds of pounds a year, in an attempt to negate the impact of the Tenant Fees Act, <a rel=\"noreferrer noopener\" aria-label=\"The Guardian (opens in a new tab)\" href=\"https:\/\/www.theguardian.com\/money\/2019\/sep\/03\/landlords-pet-rent-ban-unfair-fees?CMP=share_btn_tw\" target=\"_blank\">The Guardian<\/a> reports.<\/p>\n\n\n\n<p>Since the <a rel=\"noreferrer noopener\" aria-label=\"Tenant Fees Act 2019  (opens in a new tab)\" href=\"https:\/\/www.gov.uk\/government\/collections\/tenant-fees-act\" target=\"_blank\">Tenant Fees Act 2019 <\/a>prevents the charging of deposits over the value of five weeks&#8217; rent, the previous usual practice of increasing deposits for tenants with pets is no longer permissible. Instead, some landlords have been charging up to \u00a350 per month additional rent for a single pet, to cover the cost of any damages or issues the pet may cause.<\/p>\n\n\n\n<p>For most landlords who choose to do this, the charge only applies to animals such as cats or dogs &#8211; low-impact pets like hamsters or fish are usually exempt.<\/p>\n\n\n\n<p><a rel=\"noreferrer noopener\" aria-label=\"The Guardian (opens in a new tab)\" href=\"https:\/\/www.theguardian.com\/money\/2019\/sep\/03\/landlords-pet-rent-ban-unfair-fees?CMP=share_btn_tw\" target=\"_blank\">The Guardian<\/a> found that one landlord in Bicester, Oxfordshire, is asking \u00a340 per pet, per month, in additional rent &#8211; which means that a family with a dog and two cats would incur an additional charge of over \u00a31,400 a year.<\/p>\n\n\n\n<p>This is, arguably, another example of how people who cannot afford to purchase their own property are being unfairly disadvantaged; the denial of their ability to partake in a normal part of family life &#8211; owning a pet &#8211; unless they pay sometimes extortionate charges.<\/p>\n\n\n\n<figure class=\"wp-block-image\"><img loading=\"lazy\" width=\"1024\" height=\"538\" src=\"\/flatmate-HQ\/wp-content\/uploads\/sites\/2\/2019\/09\/Couple-with-dogs-1024x538.jpg\" alt=\"\" class=\"wp-image-3464\" srcset=\"\/flatmate-HQ\/wp-content\/uploads\/sites\/2\/2019\/09\/Couple-with-dogs-1024x538.jpg 1024w, \/flatmate-HQ\/wp-content\/uploads\/sites\/2\/2019\/09\/Couple-with-dogs-300x158.jpg 300w, \/flatmate-HQ\/wp-content\/uploads\/sites\/2\/2019\/09\/Couple-with-dogs-768x403.jpg 768w, \/flatmate-HQ\/wp-content\/uploads\/sites\/2\/2019\/09\/Couple-with-dogs.jpg 1200w\" sizes=\"(max-width: 767px) 89vw, (max-width: 1000px) 54vw, (max-width: 1071px) 543px, 580px\" \/><\/figure>\n\n\n\n<p>Before the Tenant Fees Act 2019, which was supposed to save renters across England \u00a3240m per year, it was customary for landlords to ask for a pet deposit of around \u00a3150, returnable at the end of the tenancy. As this would now push most deposits over the five-weeks&#8217;-rent limit, landlords have had to get creative in how they can insure themselves against pet damage.<\/p>\n\n\n\n<p>This new trend comes in combination with an increase in landlords simply refusing to allow pets in their properties, so either way it&#8217;s even harder for renters to have a feline or canine friend.<\/p>\n\n\n\n<p>Obviously, pets do pose a risk of damage to properties, and it&#8217;s understandable that landlords want to be compensated for the potential cleaning and repair costs that may be incurred.
